Fall in foreign direct investment: Most money still in real estate

Preliminary data from the Central Bank of Montenegro (CBCG) show that the net inflow of foreign direct investment (FDI) in January 2026 amounted to 19.53 million euros, which represents a decrease of 10.48 percent compared to the same period last year.

The total inflow of FDI in the first month of this year reached 48.21 million euros, which is 14.41 percent less than in January 2025, according to the latest Bulletin of the Central Bank of Montenegro, published on April 17.

"In the form of equity investments, an inflow of 33.08 million euros was achieved, which accounts for 68.62 percent of the total inflow," the report specified. Within this category, investments in companies and banks amounted to 6.20 million euros, a decrease of 23.89 percent, while investments in real estate reached 26.88 million euros, a decrease of 10.56 percent.

When it comes to intercompany debt, the inflow on this basis amounted to 14.99 million euros or 31.08 percent of the total inflow, which is 13.95 percent less than the year before. Other investments accounted for only 0.30 percent of the total inflow, or 0.14 million euros.

At the same time, the total outflow of foreign direct investments in January amounted to 28.68 million euros, which is 16.89 percent less than in the same period last year.

"Outflows from residents' investments abroad amounted to 8.03 million euros, while withdrawals of funds from non-residents invested in Montenegro reached 20.65 million euros," the Bulletin states.

Data indicate that real estate investments continue to have a dominant share in the structure of foreign direct investments.
