Prema podacima MONSTAT-a iz&nbsp; posljednjeg popisa stanovni\u0161tva, gotovo 71 hiljada stanova klasifikovano je kao privremeno nenastanjeno ili potpuno napu\u0161teno.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8222;Postoji veliki broj stanova koji je upisan kao napu\u0161ten, a vlasnici zapravo samo nijesu bili tu. U tih 70 hiljada su u\u0161li vjerovatno bili i stranci koji nijesu bili u trenutku u dr\u017eavi. Ono \u0161to bi trebalo jeste da se ukrste registri, da bi se dobio pravi podatak koliko je zapravo praznih stanova&#8220;, kazao je ekonomski analiti\u010dar, Mirza Mule\u0161kovi\u0107.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ekspanzija stranaca, smatra Mule\u0161kovi\u0107, zna\u010dajno uti\u010de i na rast cijena kvadrata, najvi\u0161e poga\u0111aju\u0107i doma\u0107e stanovni\u0161tvo.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/rtvpg.me\/wp-content\/uploads\/2025\/06\/mirza-1024x489.jpg\" alt=\"\" class=\"wp-image-777831\" title=\"\"><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">&#8222;Iako je do\u0161lo do prasta plata nije ispra\u0107en rast cijene kvadrata, pa gra\u0111ani ne mogu da se upuste da kupe stambeni objekat. Treba razmi\u0161ljati o stambenoj politici i da imamo odre\u0111ene povoljnosti za gra\u0111ane Crne Gore&#8220;, dodaje Mule\u0161kovi\u0107.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Crna Gora je turisti\u010dka destinacija \u2013 pa se mnogi stanovi koriste samo sezonski. Neki se izdaju na crno, bez registracije, \u0161to dodatno komplikuje situaciju, kako zakupcima tako i izdavaocima.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/rtvpg.me\/wp-content\/uploads\/2025\/06\/milena-novovic-1024x496.jpg\" alt=\"\" class=\"wp-image-777832\" title=\"\"><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">&#8222;Narvno da to stvara nelojalnu konkurenciju kod legalnih izdavoca i uti\u010de na tr\u017ei\u0161te, jer oni nude druga\u010dije ni\u017ee cijene. Ali to ima i drugu stranu, a to je da zakupci tih stanova ostaju bez ikakve za\u0161tite&#8220;, smatra Milena Novovi\u0107 iz Agencije za nekretnine.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cijene stanova su i dalje visoke \u2013 ne o\u010dekuje se da \u0107e rasti, ali ni da \u0107e padati, zaklju\u010duje Novovi\u0107. Dok prazni kvadrati \u010dekaju vlasnike, mnogi gra\u0111ani \u010dekaju \u0161ansu da postanu vlasnici.
